Paver sealing:
when it helps, when it hurts.

Sealer is a choice, not a requirement — and on the wrong patio at the wrong time it makes things worse. Here is the honest version, from a crew that does not sell sealer.

Wait 60–90 days on new pavers

New concrete units push efflorescence — a white haze — to the surface as they cure. Seal too early and you lock it in under the film, permanently.

Fix the joints first

Sweep in fresh polymeric sand and compact it before any sealer touches the surface. Sealing over empty joints wastes both.

Never seal a failing surface

If units are settling, lipping, or spreading apart, sealing is cosmetics on a structural problem. Fix the base, then decide about sealer.

Commit to the cycle

Three to five years, sooner on driveways. Sealer wears unevenly if you let it lapse — going in, plan on maintaining it.

What your pavers are actually telling you

Most people start looking into sealer because a patio stopped looking right. Nine times out of ten the surface is not the problem. Units that dip in a tire track, a step you can feel between pavers, joints that keep emptying, standing water after rain — every one of those is the base underneath telling you it was built thin, or built on soil instead of compacted stone, or built with nowhere for water to go.

That is repairable, and it is not a teardown. The affected section gets lifted, the base rebuilt and compacted properly, and the same pavers relaid — one of the real advantages pavers have over a poured slab. If your patio is doing any of that, send us a photo before you buy sealer.

Paver sealing questions

Do paver patios and driveways need to be sealed?
No — pavers are engineered to work unsealed, and plenty of beautiful installations never see a drop of sealer. Sealing is a choice you make for appearance and stain resistance, not a maintenance requirement. What is genuinely required is keeping the joints full and the base sound.
What does paver sealer actually do?
Three things: it deepens color (a "wet look" if you choose a gloss), it resists oil and organic staining, and it helps stabilize joint sand. What it does not do is add structural strength, stop weeds that come from seed landing on top, or fix anything happening below the pavers.
When should I not seal?
Do not seal new pavers for at least 60 to 90 days — efflorescence, the white haze that rises out of new concrete units, needs to finish coming out first, and sealing traps it. Do not seal damp pavers or before rain. And do not seal a surface that is settling, rutting, or has gaps opening between units — sealing a failing patio just makes a shinier failing patio.
How often does sealer need reapplying?
Typically every three to five years at the Jersey Shore, sooner on a driveway that gets sun, salt and tire traffic. That reapplication cycle is the real cost of sealing, and it is worth understanding before you start — once you seal, you are committed to maintaining it or living with an uneven look as it wears.
My pavers are sinking or uneven — will sealing fix it?
No. Settling, rutting and lipping are base problems, not surface problems. Sealer sits on top of the units; the failure is under them. That patio needs the affected area lifted, the base rebuilt and compacted properly, and the pavers relaid — which is genuinely repairable, and much cheaper than a full replacement if you catch it early.
What about polymeric sand instead?
For most homeowners this is the better first move. Fresh polymeric sand swept into the joints locks out weeds and ants and stabilizes the surface without committing you to a sealing cycle. We install it as standard on every patio and driveway we build.
